Salford landmark set to be turned into 88 affordable apartments

Historic Salford building Pendleton House is set to be transformed into nearly 100 new apartments. The building, located on Broughton Road, has served various purposes since its construction in 1936, including a coroner’s court, council offices and NHS facilities.

However, it has been vacant since 2011 and has fallen into disrepair. Developer Pendleton House Ltd plans to convert the building into 88 ‘affordable’ flats, priced below market rates.

The project’s potential lies in its proximity to Salford Shopping City, local universities, and public transport links. If approved, the six-storey building will feature secure car and bicycle parking, landscape improvements, and a modern extension that pays homage to the building’s history.

Plans also include shared outdoor spaces in the form of gardens to the south and east of the building, which will feature a large lobby at the entrance. The proposed homes, all one or two-bedroom flats, aim to meet the city’s ‘significant demand’ for affordable rental accommodation.

Council officers have recommended approval of the plans at a town hall meeting at Salford Civic Centre on October 10, reports the Manchester Evening News.

Salford is grappling with a soaring demand for new homes due to a burgeoning population and rising homelessness risk. The city’s council leaders argue that the scarcity of affordable housing in the city exacerbates the problem, a challenge shared by many regions nationwide.

Several strategies have been proposed to address Salford’s housing deficit, including a town hall initiative to construct hundreds more council houses throughout the city.
